And heres a question worth considering Why We who live or work here seldom stop to ponder what brought 12.4 million tourists to our backyard in 2014 with an even greater number likely to follow before this year is done. There are many easy and obvious answers such as the desire to make a pilgrimage to the site of the terrorist attacks of September 11 2001 or else to see the Statue of Liberty or Ellis Island. But these at most hint at half the truth. Daniel Burnham the architect of the Flat- iron Building once advised Make no little plans they have no magic to stir mens blood. Think of every proposal consummated or un- made about Lower Manhattan in living memory Building and then rebuilding the World Trade Center creating Battery Park City creating its twin on the East River Westway in the 1970s and submerging West Street in the 2000s and so on. Then ask yourself what do all of these have in common Measured by area about a square mile or population around 62000 Lower Manhattan would qualify as a small town. But it isnt. And the reason is because this is where no little plans are made. Its climate is a scandal its politics are used to frighten children its traffic is madness its competition is murderous. In the 49 years since Steinbeck wrote those words New York has become far less ugly and dirty although we still have a ways to go on the climate and the politics. The traffic and the competition are if anything worse than he described. Steinbeck qualified these observations however in a way that we feel describes Lower Manhattan precisely But there is one thing about itonce you have lived in New York and it has become your home no place else is good enough. But there is a different sort of frontier emerging in Lower Manhattan where space is being created rather than discov- ered and expanded some would say ex- ploited rather than explored. The archi- tect Cass Gilbert who gave Lower Manhattan the Woolworth Building the Custom House at Bowling Green and 90 West Street among other masterpieces once defined the word skyscraper as a machine for making the land pay. Everywhere around us those machines are going full tilt. One World Trade Center unveiled not long ago amid much pomp as the tallest building in the western hemisphere will soon be an unre- markable peer amid a forest of competing spires. When historic structures are not demolished they are adapted to new purposes such as Ralph Walkers New York Telephone Building. And august spaces once-public and majestically empty are being claimed for private uses The soaring lobby of 195 Broadway will soon be the new home to restaurant. Initially con- structed as the headquarters of The New York Telephone Company 100 Barclay pio- neered the use of a set-back design for New York City skyscrapers with a multi- tiered asymmetrical pro- file. The design was a workaround for a 1916 zoning resolution intended to keep New Yorks sky- scrapers from blocking out the sky. The building was also among the first buildings in the city to incorporate Art Deco design. Listed on the National Register of Historic Places the building has withstood some of the more destructive forces of 21st Century New York. 100 Barclay was damaged on September 11 2001 when debris from the collapse of 7 World Trade Center cut into the build- ings east facade. It also sustained flood damage during Hur- ricane Sandy in 2012. A restoration and modernization of the building and its telecommunication infrastructure took place in 2005. What will it be Known as the Ralph Walker Tribeca after the man who de- signed the 1927 structure 100 Barclay which opened early in 2015 consists of 161 residential units. The 31-story building will do double duty with a portion of the structure still home to long-time owner Verizon. Telephone switching will still take place in the buildings 5-floor subbasement. When will it open 100 Barclay is already open to residents. 1909 in the Beaux-Arts neoclassical style the Municipal Ferry Pieras it was then knownprovided Manhattanites passage to Brooklyn. The lower level of the terminal featured Gustavino tile arches like much of the citys municipal architecture. The upper levels connected with platforms for four differ- ent lines of the IRT elevated train service. With the even- tual discontinuation of ferry service to Brooklyn the build- ing became home to various municipal agencies with the ferry slips helping first the Army and then the Coast Guard provide transportation to Fort Jay on Governors Island. After the Coast Guard left in 1996 the city began oper- ating public ferries to the Island in 2003. The structure underwent a preliminary restora- tion in 2005. What will it be In a city where almost no ones view is ever safe from future taller development this four-story hotel-cum-landmark-cum-ferry terminal is guaranteed a lifetime of beautiful vistas. A plan to put 140 hotel rooms inside the historic transportation hub has been in the works since 2007. In addition to hotel space the plan calls for a giant event hall and a rooftop restaurant. There has also been talk of a stall market for specialty foods inside the building. Ferries to and from Governors Island will continue unabated. The project is being spearheaded by a partnership between the Dermot Company and the Poulakakos family restauranteurs working in tandem with the Citys Economic De- velopment Corporation. Thats the same lineup that pulled off the transformation of Pier A. Of those apart- ments 20 percent will be affordable units with rent kept below market rate. The building will have wrap-around ter- races curated photography exhibits on the residential floors a gym and a lounge. When will it open There is not yet an official opening date. Developer Socius Development Group CULTURE THE ARTS MUSEUMS ATTRACTIONS PERFORMANCES Elevation at Ground Level -We are taught to believe that the arts civilize us but in Lower Manhattan the opposite may be true. Our civil culture is what gives voice and breath to the local arts scene. Groups like New York Classical Theatre perform Shakespeare without benefit of a stage or seats instead launching into plays while moving through local settings such as Teardrop Park and the Battery. Local organizations like the Choir of Trinity Church seize upon almost forgotten works such as Charles Ivess Fourth Symphony and end up performing it at Carnegie Hall while also hosting Bobby McFerrin for a Sunday afternoon vocal improv session. And Lower Manhattans hometown instrumental ensemble the Knickerbocker Chamber Orchestra weaves together music Manhattan history and edu- cation. In this way our town gets the arts adroitly backward with beauty and brilliance per- colating from the bottom up. And they are feeling if not persecuted then at least pushed aside. The last gas station south of Greenwich Village closed years ago and even parking garages are being snapped up by developers for conversion into apartment towers. Not that the streets are any less packed with trafficits just not ours. Along with taxi cabs and tourist buses grocery delivery vans and cavalcades of security vehicles relentlessly clog our arteries. But enduring the ordeal of Downtown car ownership comes with compensations picking up the kids at a party up- town instead of worrying about them finding their way back. The square mile below Chambers Street already hosts 31000 apart- ments spread across 323 buildings.
